Eric R. Wells, Chief Executive Officer

WestDulles Properties is owned by Eric Wells, a real estate developer and businessman primarily in Northern Virginia. The following is a brief summary of the construction and development businesses he established, owned and has led the past 50 years.

In 1973, Mr. Wells founded Southland Concrete Corporation. The company began building commercial projects throughout the Mid-Atlantic region in the 1980’s. In the 1990’s and 2000’s they systematically grew to become one of largest commercial concrete contractors in this region with a great reputation for quality and performance. The company has won numerous awards for outstanding projects, safety and subcontractor of the year. Southland has built over two thousand structural concrete shells for industrial tilt up buildings as well as hundreds of data center structures of up to 1,000,000sf. Mr. Wells sold the company and retired as Chairman in 2014.

Mr. Wells founded TUCON Construction Corporation in 1983, a commercial general contractor, who specialized in the building of office, industrial and retail buildings,
mission critical facilities as well as office buildouts and renovations. Southland and TUCON employed over 650 people full time and had combined sales of over $200 million. When Mr. Wells initiated the ESOP sale of the companies in 2001 each business became an independently owned ESOP company. They have continuously received recognition by the commercial building industry associations with numerous awards on their projects.

In 1985 Wells founded Landstar Development Corp. which was subsequently succeeded by WestDulles Properties, Inc. These companies owned, managed, acquired, developed, leased and/or sold approximately three million square feet of flex industrial and commercial properties in Northern Virginia since 1985, including a large industrial JV development, TransDulles Centre, with JP Morgan Investment Management in the late 1980’s. WestDulles has an additional 1,800,000 building square feet of office, flex, industrial and data center development planned in prime locations in Loudoun, Prince William, and Henrico Counties in Virginia. Wells as an owner in Century Partners, LLC has led the effort to acquire and develop 4.5M sf of additional distribution warehouse properties in Richmond and Winchester, VA

 

Kyle Wells, Vice President of Development

Kyle brings twenty years of experience in the construction and commercial real estate industry to the WestDulles team. Over the past several years he has performed property and asset management services. He was involved with the land planning, entitlements, and budgeting for WestDulles Station, a 29-acre transit-oriented development which would yield approximately 2.5 million square feet of mixed-use and related service uses. His efforts in organizing the entire due diligence documentation subsequently led to the expedited record sale price for WestDulles Station and Freedom Innovation sites in 2017 and 2018.

He is responsible for collaborating with industry specialists such as architects, engineers, attorneys, contractors, and brokers on all the WestDulles projects in Northern Virginia and Richmond. Kyle directs the marketing efforts with the brokerage firms and occupier associations throughout Virginia specializing in the flex-warehouse, industrial and data center industry. His day-to-day activities involve oversight and management of 735,000 SF of active industrial flex warehouse in the Richmond market and 802,000 SF of new industrial product that is under construction on the Northern Virginia market.

Mr. Wells is active in the Northern Virginia data center community, interacting with many of the key members of the firms that market, design, develop and operate hyperscale facilities. His relationships have led to many extraordinary business opportunities for WestDulles Properties.

Kyle is a past Chairman of the Northern Virginia Chapter’s Government Relations Committee and Developing Leaders. He completed his degree in Construction Management from East Carolina University. He interned and spent several years working for TUCON Construction and Southland Concrete gaining valuable “field” experience as an assistant project manager and field superintendent.

 

Steve Floyd, Vice President of Construction

Mr. Floyd has broad and extensive experience specializing in commercial and multi-family residential construction, having successfully completing about one hundred facilities in various capacities. Previous affiliations have included Developer/Builders and General Contractors. Clients such as commercial office and industrial developers, retail developers and multi-family owner/operators, have trusted their projects to teams he has led to produce better than expected results. His expertise and experience have allowed him to accomplish this through comprehensive pre-planning, balancing realistic cost and scheduling expectations, meticulous constructability analysis of schematic plans and construction documents, and subsequent aggressive management of contractors and suppliers in order to meet all project goals.

Steve attended the University of Maryland earning a BS in Civil Engineering. He successfully completed the State of Maryland PE licensing exam in Structural Engineering. He has extensive general contracting operations experience having begun his career in 1983 with Glen Construction as a superintendent and progressing to project manager. He carried that experience over to Harvey Cleary Builders where he progressed to become the Director of Operations until 2004 when he joined WestDulles Properties as Vice President overseeing operations of Wells owned entities. He became a project executive at BE&K Building Group in 2009 and subsequently Toll Brothers – City Living until 2020. He was responsible for the completion of several multi-story residential projects from pre-construction analysis and procurement through turnover and resident occupancy.

Steve is currently managing the project professional design firms and the general contractors working for Century Partners ownership entities and WestDulles Properties.
Additionally, he is leading the professional consultants in performing project feasibility and due diligence investigation for site acquisition of new development opportunities. Once any of these sites are acquired, he will manage the design, permitting and contracting process.
